The Artist's Cottage: workspace & studio apt for artists/dancers/writers/etc.

Brand new cottage in the middle of historic downtown Conway, Arkansas. The studio apartment has a queen bed, kitchen, eating nook, writing desk, bathroom with shower and tub, covered front porch, and a back patio with a fire pit and garden access.

The attached 375 square foot open workspace features raised wood floors, floor length sliding mirrors on one wall, a smart TV connected to built-in Sonos speakers, artist's easel, and sliding glass doors that open to a pergola dining area. Unlimited free WIFI as well as basic kitchen pantry and bathroom supplies included.

This is the perfect place for dancers, writers, musicians, and artists of all kinds to relax, find inspiration, and have space to create. Even if you're not an artist, this is an ideal weekend getaway.

The Cottage is walking distance from many local restaurants and the charming downtown shopping area. Parks, hiking, walking and biking trails, and more are just a short drive away. Arkansas' capital Little Rock is just a quick 30-mile trip where you can find more shopping, fine dining, the Clinton Presidential Library, and the Arkansas Museum of Fine Art.

IMPORTANT INFO:
1. The following amenities are included with the rental: Full fridge/freezer, microwave, oven/stove, two Smart TVs, iron and small ironing board, fire pit, bathtub/shower combo, Sonos wired speakers.
2. A starter supply of household cleaning, hygiene products, coffee and tea may be available in the Property for use. Guest is responsible for purchasing any additional supplies and all food and beverages.
3. Maximum Occupancy. The maximum number of persons allowed to stay overnight in the Property is limited to 2 unless the owner gives prior written consent. Guests will be charged $50 without notice for each additional person staying in the property and not disclosed to the owner. Children over the age of 2 are not allowed without prior written permission, as the property is not child proof.
4. Visitors. A visitor is an occupant of the Property who is not staying overnight. For an overnight rental, the total number of persons permitted in the Property at any given time, including visitors, is 5. Any visitor staying overnight is subject to additional charges. No visitor will be allowed to use the Property when Guest is not on the Property.
5. Rental Period & Check-In. Check in is 3:00 pm on the first day of rental and check out is 10:00 am on the last day of the rental. There is a 2-night minimum stay for overnight rentals.
6. Keys & Access Codes. Guests will be provided with a private key code which will unlock the front door to the property. Guests are not permitted to give this code to anyone other than the approved overnight guests.
7. Guest agrees to provide credit card information to the owner to be held in case of damage. Guest will be informed of any additional fees prior to charge.
8.Cancellation Policy. Strict; no exceptions. Cancel up to 30 days before to get a 50% refund (minus service fees.) Cancel up to 7 days before to get a 25% refund (minus service fees.) No refunds beyond that.

ADDITIONAL NOTES: Guest agrees they understand and will abide by the following:
• At least one guest must be 21 years of age or older.
• All guests must provide a valid photo ID.
• Please respect the neighbors and keep noise at a minimal level.
• No smoking of any kind inside or out. Any lingering smoke smell requiring special cleaning will result in additional charges.
• No parties or events unless preapproved.
• Absolutely no animals.
• No hair dye, glitter, slime, or self-tanner.
• Keep any paints, charcoal, or “messy” supplies in the workspace area and use the provided drop cloths to prevent damage to the floor.
• No third-party bookings.
• Feel free to set the thermostat to your preferred temperature during your stay, but I ask you set it on 74 for AC or 68 for heat when you check out.
• The closet by the front door and the locked cabinets are off-limits to guests.
• You will find an “outdoor” box in the kitchen cabinets. This includes supplies for the firepit, bug spray, and blankets for outside.
• No candles or incense allowed. Citronella candles are to be used outside only.
• The back and side yard areas are shared with my family. The back patio and front porch/yard are for guests’ private use.
• We are pollinator friendly, which means 1) we leave most of the leaves in the fall, 2) we don’t mow in the spring until the plants are in bloom, and 3) you’re likely to see bees, butterflies, and the like in the yard!
• We are in the South, y’all, which means there are bugs and mosquitos. We do use natural products to help manage this and provide bug sprays for your use. There will be no refunds for the sighting of an insect.
• The Cottage does not have a washer, dryer, or dishwasher.

Calm and cozy cottage
This was such a special property and was top notch in cleanliness, and provided everything we might need. We spent 6 days at the cottage, communication with the owner was great, and our only regret is that we could not just stay in the cottage all day everyday. I would highly recommend this as a place to stay, if we ever come back to Conway, I would look at this cottage first. Coming back to it at the end of the day, every day was such a pleasure.

Hey y’all! This cozy home away from home is owned and operated by me, a Conway local since 2001. And by local, I mean right next door! I’m a creative consultant, writer, choreographer, artist, and amateur gardener. I’m also the mom of two delightful and energetic kids who at times set up battles between the garden gnomes and fairies, gather rocks and discarded cicada shells for their collections, and hide their plastic animals in the flower beds. (So, if you see a snake, odds are it’s just plastic!) Vinny, our 1 ½ eared cat, also roams the yard (she’s friendly, but mostly will leave you alone to carry on with her business of stalking any four-legged creature that ventures through the fence. Our dog, Bingo, stays inside most of the time, but comes out to play tag, chase the birds, and soak up any attention she can get.

After spending almost two decades in arts education, eight of those years as a mother, I know the struggle of artists trying to focus on their work while teaching students, creating for others, and just generally trying to balance ALL the things of life and work and family and the occasional deep breath.

The Artist’s Cottage grew from a dream I had as a college student (MANY moons ago), to provide a safe place for artists of all kinds to rest while pouring out the ideas building up inside. My hope is that during your stay you will find a bit of restoration, as well as the freedom to create whatever it is you are meant to breathe life into.

The Conway Historic District is a walkable, friendly area full of charming houses from as far back as a century ago. You'll see people out walking their dogs, running, and biking at all times of the day. There are restaurants, stores, and the downtown area all within walking district. This area is also centrally located, just a short drive from the shopping areas on the East side of town, parks, and biking trails.

What makes this property unique

The Artist's Cottage is specifically designed for creatives who need a place to get away AND have a place to work on their art. It features a raised wooden dance floor and mirrors for dancers, plenty of space for musicians, actors, and yogis, optional tables and chairs for small workshops, cozy spaces for writers, and amazing light for visual artists and photographers.

We may be in the heart of downtown, but the yard is full of winding trails, towering trees, flower gardens, as well as visiting bees, butterflies, and birds.
